AGENT SERVICES
When you let your property through priory estates, we are dedicated to looking after it as if it was our own. With an average of 75 tenants registered with our agency at any time and good relationships with local authorities and businesses in the Barry and Vale of Glamorgan area, we have a constant stream of reliable residents. Our relationship with local services enables us manage arising problems quickly and efficiently and our negotiators can provide investment advice, helping you to maximize the potential of your rental property.
TENANT SELECTION
When you choose to rent your property with us, our negotiator will discuss with you your tenant requirements. Some landlords prefer not to let to smokers or households with children or pets.
Each prospective tenant is carefully assessed as part of the lettings process, with financial, employment and credit references obtained as required. In some circumstances, we will require a guarantor and appropriate references are also taken.
Prospective tenants will always be accompanied on viewings to your property, met outside the house or apartment by one of our negotiators. If the property is currently occupied, all viewings will be made on a strict appointment only basis, giving the current tenants the required notice.
LETTING SERVICES
Priory Estates provide a range of managed agency services to landlords. Our maintenance service can deal with every eventuality from a burst pipe to the full refurbishment of your rented property. We can also provide a gardening service when your property is vacant.
DEPOSITS AND BONDS
When a tenancy is agreed through Priory Estates, we take a bond from the tenant to cover any rent arrears or damage caused to the property. This sum is held by us throughout the tenancy.
Priory Estates is a member of the Landlord Guild, and as such we ensure that all landlords' monies and tenants' deposits are held in separate, fully protected client accounts.
From 6th April 2007, all deposits taken by landlords and letting agents must be protected by a government – authorised tenancy deposit protection scheme to safeguard tenants deposits/bonds.
Landlords and agents have a choice of three scheme providers, offering two types of schemes to protect the deposit. Custodial and Insurance Based Schemes
Priory Estates has joined the Tenancy Deposit Solutions Ltd trading as mydeposits.co.uk Insurance Based Scheme. Therefore the following is applicable for properties let on a managed or tenant find only basis.
